SURETY RELET / TAKEOVER WORK

Over the past sixteen years we have been involved in relet projects for completion and/or repair ranging in size from $75,000.00 to more than $5,700,000.00. Our work has run the spectrum from acting as a General Contractor and/or construction manager all the way to completing the installation of the exterior curtain wall on the $180,000,000.00 Orange County Courthouse in Orlando, FL. We have operated on a fixed sum basis as well as on a cost plus or as a cost plus with a guaranteed maximum.

We are proud to say that on all occasions that we either contracted with the surety for completion and/or repair or were tendered to the obligee for completion and/or repair. Not once has there been any additional complaints from these obligees. The projects were sold and accepted without complications.

We also stand ready to submit a fixed cost proposal on a project and agree to perform with a bond and a warranty. If the obligee and surety proceed to litigation and if this work is not awarded to us, we stand ready to testify regarding the cost to complete.

Landmark has personnel that understand the special, and often unusual, aspects of surety work, and we're routinely called upon to travel throughout the Eastern United States to assist with the completion of those projects.

Here are a few surety projects that we have completed:

Orange County Courthouse

Orlando, Florida

The overall project is a 25 story high rise with three adjacent buildings. Total construction cost was $180,000,000.00

We completed this project as a "hybrid” Construction Manager for the Surety. Initially our work involved completing the curtain wall system as well as the aluminum and stainless steel doors. Prior to completing that work, a separate subcontractor defaulted and we assumed the additional responsibilities of completing all interior mahogany wood work, wood trim, casework and cabinetry.

The completion cost of our portion of the work was approximately $5,600,000.00

Gatlinburg Towers Condominium Project

Gatlinburg, TN

This project consisted of the completion of a seven story building containing 40 condominium units and three penthouses.

Completion Cost - Approximately $1,000,000.00

Fort Bragg Brigade Barracks Revitalization

Fort Bragg, North Carolina

The overall project was a $85,000,000.00 housing complex for a portion of the 82nd Airborne Division. After the electrical subcontractor defaulted, we were asked to arrange for and supervise the completion of the electrical and fire alarm portions of the general contract.

Completion Cost of the electrical work was $5,700,000.00

Highland Commons Shopping Center

Boone, North Carolina

  The project consisted of the construction of a Winn Dixie Food Store, A Revco Drug Store and 12 adjoining specialty shops. The general contractor defaulted when the project was about 30% complete. We were asked to provide emergency mobilization (we provided a project manager, superintendent and 26 skilled personnel within 24 hours) and acted as the completing General Contractor.

Completion Cost $1,250,000.00

Washington County Jail

Jonesborough, TN

The overall project was a $9,000,000.00 detention facility. We were asked to complete the electrical and security portions of the work after the electrical contractor defaulted.

The Completion Cost of our portion of the work was $1,155,000.00

Lincoln County Landfill Closure

Fayetteville, TN

This project involved completing the excavating, site drainage and landscaping portion of a landfill closure project after the General Contractor was terminated.

The completion cost of our portion of the work was $285,000.00

Comfort Inn

Lenoir City, TN

This project consisted of the completion of a three story Comfort Inn after the General Contractor defaulted. The owner cashed out with the surety company and retained us to complete the project.

The completion cost of our portion of the work was $525,000.00.

Remedial Repair Work to Warehouses

Memphis, TN

This project involved completing substantial corrective work (welding, cable bracing, bolting, etc.) to 2,000,000 square feet of existing metal buildings while the tenants conducted their normal business activities. The project was originally scheduled to be completed in 7 months. We were able to complete the work in less than 3 months and $680,000.00 under budget.

Completion Cost - approximately $425,000.00

Repairs to existing warehouse/production facility Permna Color

Cleveland, TN

The overall project was 100,000 sq. ft. warehouse/production facility. Portions of the underlying soil were improperly compacted resulting in the settlement/cracking of portions of the concrete floor slabs. We were asked to remove the concrete/replace the soil/replace the slab as well as complete other more extensive warranty work. We completed this work while the production facility remained in operation.

The Completion Cost of our portion of the work was $325,000.00

Industrial Coating Applications

University of North Carolina; Chapel Hill

The overall project was a $75,000,000.00 steam generation facility that supplies heat to the entire UNC campus. We were contacted to see if we had an interest in completing a Coating Application subcontract on the project. We expressed our interest and were asked to immediately mobilize for the project. Within 48 hours we had a superintendent, project manager and 62 skilled personnel on site. Within 60 days we had brought the project from being two months behind (liquidated damages of $12,000.00 per day) to 13 days ahead of schedule. Our work consisted of the prepping and application of industrial paint coatings on virtually every surface within the steam generation facility.  More than 1,100,000 square feet of various surface areas were coated including 780,000 lineal feet of piping.

The completion cost of our portion of the work was $578,000.00

Hemlock Park Area Sewer Extension Service

City of Kingsport

Kingsport, TN

The overall project consisted of the installation of more than four miles of water and sewer lines, pump station and supporting structures. At the time that we were asked to complete the project, it was about 45% complete.

Completion Cost $1,200,000.00
